Buying and renting in Nha Trang: the rules, in plain words
Who can own what
Foreign individuals may own apartments and houses inside licensed residential projects. The term is 50 years from the certificate date, renewable once on application. Title is a pink book (sổ hồng) in your name.
Foreigners may not own land, houses in alleys outside projects, or property near defence sites. Condotels on commercial land carry a 50-year term for everyone, not just foreigners.
Per building, at most 30% of apartments and at most 10% of houses in a project may be foreign-owned. When the quota is full the developer can only offer a long lease, which is a weaker paper. Ask for the quota status in writing.
Married to a Vietnamese citizen
If your spouse is Vietnamese, the couple buys as a Vietnamese household: permanent title, no quota, and land is allowed. Both names can go on the pink book for apartments and houses in projects; for land and houses outside projects, the Vietnamese spouse alone holds title.
A marriage registered abroad must be recorded in Vietnam (ghi chú kết hôn) before it counts for a purchase or a mortgage. This takes two to four weeks at the provincial justice department.
Mortgages
Foreigners alone rarely get a mortgage; count on 10 to 20% success with a Vietnamese income record. With a Vietnamese spouse as main borrower, 70% loan-to-value over 15 to 25 years is a normal product at Vietcombank, BIDV, Techcombank and others.
Introductory rates of 8 to 9% are fixed for 6 to 24 months and then float, currently around 12 to 13%. Budget for the floating rate, not the teaser.
What a purchase costs
Buyer: 0.5% registration fee, notary around 0.1%, plus a maintenance fund of 2% on new builds. Seller: 2% personal income tax, often pushed into the price. Agent commission is paid by the seller, 1 to 2%.
Money must arrive by bank transfer from an account in your name. Bring the transfer confirmation; it is needed when you later sell and repatriate the proceeds.
Renting long term
Contracts of 6 or 12 months, deposit of one or two months, rent paid monthly in VND or USD equivalent. Utilities are metered: electricity around 3,500 to 4,000 ₫ per kWh in apartments, more if the owner marks it up.
The owner must register you with the local police (đăng ký tạm trú) within 24 hours of moving in. Our listings include it. Without it, visa extensions and bank accounts become a problem.
Market snapshot, September 2026
Two-bedroom apartments in ordinary areas (Vĩnh Điềm Trung, Hà Quang, VCN, the Mường Thanh cluster) ask 2.2 to 3.6 billion ₫. Beachfront and centre 4 to 9 billion ₫. Alley houses 1.6 to 4 billion ₫, townhouses in Mỹ Gia and An Bình Tân 7 to 10 billion ₫.
Long-term rent for a two-bedroom: 6.5 to 8 million ₫ unfurnished, 13 to 16 million ₫ furnished with sea view. Gross yields run 4 to 6%. The market cooled in the first half of 2026; volumes fell and asking prices for resale flats softened, which is good news for buyers who negotiate.
